1) I prepare a Comparative Market Analysis of your home. This will include information about: the current Real Estate marketplace; all comparable homes for sale in your neighbourhood; recently sold comparables along with their sale prices and length of time on the market; and expired listings (which tell you what buyers are not prepared to pay). I will then provide you with a written evaluation of your home (including all of the unique features and benefits), enabling you to make an informed decision as to the fair market price for your home.
2) I will make a suggested list of tasks to prepare your home for its best presentation. As part of RE/MAX, I am trained in the “Are you fit to sell?” Program, and provide you with an informative video walking you through the process of preparing your home for sale.
3) I provide you with my comprehensive Sellers Toolkit which is designed to help you get the most out of your real estate transaction by better understanding the process (contract, conveyance, inspection, negotiation, etc.) and the needs of all parties involved. This allows you to make decisions with confidence, since there will be no unwanted surprises to cause you time, money, and inconvenience.
4) I prepare and follow a comprehensive Marketing Plan of Action for your home. Markets and data change rapidly. Today's buyers are the most informed in history. They are also tech-savvy; Statistics from the National Association of REALTORS® show that 90% of purchasers begin their home search on the internet. Given this fact, it's important when you select a REALTOR® you choose someone who is not only an experienced agent but someone who is also a leader in new online marketing strategies and techniques to attract that perfect buyer. I have mastered the technique of driving potential buyers to my websites, blog, flickr, facebook etc. My listings do not simply show on MLS, realtylink, and general public searches, they are advertised in many other places on the web, which target local, motivated buyers (including Remax.ca nationally!). 5) Besides Listing Search Engines, I also directly promote your home to all realtors in our office (over 150), and all other Realtors in my strong network in Vancouver.
6) I make Virtual tour videos to showcase your property online and target even more buyers.
7) I prepare numerous take home marketing materials to help promote the sale of your home including full color, professionally designed "feature sheets" with floor plans, and "just listed flyers".
8) I hold Open Houses and Schedule appointments for other REALTORS® to show your home to their buyers personally.
9) I keep you informed at all times as to the progress of the sale of your home. It is important for you to be kept up to date with any information relevant to your property on a weekly basis. Showings, Open houses, Recent Sales in the Neighbourhood... I provide you in written form with weekly updates on activity in the market that is relevant to your property and also provide you with detailed feedback from showings and open-houses I conduct.
10) I advise you on all offers that are received and negotiate the Contract of Purchase and Sale for your home, ensuring that you get the highest dollar value for your home with the best possible terms.
11) I arrange, and be present for, any agreed upon Home Inspection.
12) I obtain at least three quotes for you for the legal transfer of the Title of your property, send all documentation to your chosen Lawyer or Notary and Follow up with your Lawyer or Notary prior to completion to ensure a smooth closing.
13) I transfer the keys to the new owner!
